Pricing Your Home

Pricing a home can be difficult and is one of the most important factors in your home sale. Home showing activity is usually highest when the home is first listed and the price needs to be realistic. The most accurate valuation is an Appraisal by a certified appraiser. Another commonly used valuation method is the Comparative Market Analysis which can be performed by most full service brokerage offices. Providing a Buyer with a supportive price valuation is important to obtain your asking price. An overpriced home may result in financing problems if a buyer’s lender does not obtain an appraisal supportive of the sales price.

As part of the New Trend Realty Services®, “Active” and “Sold” records from TREND MLS of “Comparable” properties in your area are available to you. You may use these records to assist you in placing a value on your home, prior to your listing. After your listing, and again by written request, you can change your asking price or even remove your home from sale.
